In today's real estate market we are not certain of real estate values and whether or not money is available to purchase. With the opportunity to purchase at a pre-determined value, you can hedge your purchase.
Lease purchase options allow for a minimum down payment in the form of an option and reasonable monthly payments for a period of 12, 24, or 36 months. Many home buyers today do not have 3% or more of a purchase price sitting in an bank account or do not want to liquidate any mutual funds or retirement to lock in their huge losses. The purchase option is typically executed with a 1-1.5% Option price and the monthly payments are similar to a mortgage payment at the end of the lease. A portion of the rent can go towards the down payment requirements.
In today's competitive real estate market, timing is everything. If you wait until you have the down payment to purchase chances are real estate values will be moving up again. Who knows where interest rates will be as well. As an owner of an option you can transfer that option to another buyer and sell the home if it appreciates during the lease period for a profit. Basically a lease with equity.
